Attics are where indoor moisture goes to condense
An attic in this climate is a hot, poorly conditioned volume directly above a cool, conditioned one. Warm moist air rises into it from the living space through every gap — the attic hatch, recessed lights, plumbing and wiring penetrations, leaky supply and return ducts. Once there, it meets sheathing that at certain times of day is the coolest surface available.
Then there's the direct supply: a bath fan whose duct terminates in the attic instead of through the roof or soffit. That fan is doing its job perfectly — moving saturated air out of the bathroom — and delivering it onto plywood several times a day. It's the single most common attic mold cause we find, and it's also among the cheapest to fix.
What the work includes
- HEPA vacuuming and abrasive cleaning of affected sheathing and framing — removal, not just treatment
- Containment at the access point, so what comes down doesn't come down into the house
- Insulation removal where it's contaminated or has been repeatedly wet
- Bath and dryer duct correction — terminating outside, not into the attic

More vents is not automatically the answer
The instinct is to add exhaust vents, and it's frequently wrong. Attic ventilation works as a balanced system: air enters low at the soffit and leaves high. Add exhaust without matching intake — or leave soffit vents blocked by insulation, which is extremely common — and the attic can start pulling its makeup air from the conditioned house below, dragging indoor humidity up with it. That makes the problem worse while looking like a fix.
So the ventilation line on our scopes states what's actually unbalanced and why. Sometimes the correct answer is clearing blocked soffit vents and sealing the ceiling plane, and it costs a fraction of adding roof vents.
Cleaning versus replacing sheathing
Most attic sheathing with surface growth cleans successfully — plywood and OSB don't have to come off because they're stained. Replacement is warranted where material has been wet long enough to delaminate, soften, or lose structural integrity, and that's a condition we photograph and show you rather than assert from a ladder. Be skeptical of any bid that opens with full sheathing replacement before anyone has measured moisture content.
Attic questions, straight answers
Why is my attic sheathing dark near the eaves?
That's where warm moist air meets the coolest surface. Discoloration concentrated at the eaves usually means moisture is reaching the attic and ventilation isn't clearing it — often from bath fans, an unsealed attic hatch, or duct leakage into the space. Color alone doesn't diagnose it; the moisture path does.
Does a bath fan venting into the attic really matter?
It's one of the most common causes we find. A bath fan moves warm, saturated air out of the bathroom, and if the duct terminates in the attic rather than through the roof or soffit, it's depositing that moisture onto the sheathing several times a day. Correcting the termination is inexpensive and it ends the source.
Can attic mold be cleaned, or does sheathing get replaced?
Usually cleaned. Plywood and OSB sheathing with surface growth typically responds to HEPA vacuuming and abrasive cleaning without replacement. Replacement enters the picture where material has been wet long enough to delaminate or lose structural integrity — which is a condition we document with photographs rather than assert.
Will more vents fix it?
Sometimes, and sometimes adding vents makes it worse. Ventilation works as a balanced system of intake at the soffit and exhaust high up; adding exhaust without intake can pull conditioned air out of the house and draw more humidity into the attic. The fix is a balance question, not a quantity question.
Is attic mold dangerous to the people downstairs?
